Terms of Service & Guest Rules

Thank you for choosing to stay with us. We strive to provide a great outdoors experience.

While at Outdoorsy Hill Country (“Outdoorsy”), we ask all guests to abide by the below rules, created by the Outdoorsy management. This helps ensure that all our guests have a great outdoor experience. By booking, you acknowledge that we update these rules from time to time, so make sure you check for the most up-to-date park rules when booking and at check in. The most up-to-date rules can always be found here.

In general, be safe and respectful to the staff, the property and its facilities, and other guests. All guests must use the property of Outdoorsy and its facilities in a safe and reasonable manner. When using the park’s facilities, registered guests of the park are responsible for the conduct of their family and invited guests.

Reservations, Arrival and Departure

Reservation/Deposits/Check-in/Check-out

Reservations made directly with Outdoorsy are subject to Outdoorsy’s cancellation policy. If a reservation is made via a 3rd party booking service, the reservation will be subject to the policy of the site where the booking was made.

The individual reserving the site must be a minimum of 18 years of age and be physically present at the time of check in.

A minimum stay of 2 nights stay is required, while holiday and event weekends may necessitate a minimum stay of 3 nights or more.

A deposit equal to the full amount of your stay will be taken at the time of booking.

Occupancy Policy

  • Luxury tent, suite: Maximum of 2 individuals. 
  • Luxury tent, lodge: Maximum of 4 individuals.

The check-in time begins at 4 pm, and guests are required to check in by 8 pm. While early check-in requests cannot be guaranteed, we will promptly inform you if your tent is ready before the standard check-in time. 

During check-in, a pre-authorization of $150 will be placed on your credit card for potential in-room incidentals. Upon your departure, any charges related to room incidentals will be accurately billed to your credit card.

Check-out time is 10:00 am. A 1-hour late check-out may be available and must be approved by Outdoorsy staff at check-in. Guests who are not checked out by the published check-out time without approval will be charged an additional fee of $75 per hour. Guests who remain after 1 pm local time will be charged an additional night’s stay at the current published rate for such night.

Cancellation

  • Luxury tents
    • 7 day advance notice is required for a refund. 
    • $100 cancellation fee per tent is deducted from any refund.
  • Groups-Applies to organized groups with a single coordinator responsible for contract and invoice.
    • 25% non-refundable deposit is required for all group reservations.
    • The balance is due 30 days before arrival.
    • Cancellations within 30 days of arrival are non-refundable.

Cancellation By Property

Outdoorsy retains the right to cancel a reservation with or without cause. Should a reservation cancellation by Outdoorsy be deemed necessary, we will either reschedule the reservation or proceed with a full cancellation and refund. The determination of remedy is solely Outdoorsy’s. 

No-show

Any guests who have not shown up to check in by 8 pm local time on the day of their check-in, and who have not made prior arrangements with Outdoorsy staff, will be considered a no-show. Any no-show guest shall immediately forfeit the entire cost of their stay, and management reserves the right to re-book the reservation for another guest. If a no-show guest arrives after a no-show determination has been made, management is not required to accommodate such guest

During your Stay

General Rules

  • We reserve the right to remove anyone in violation of the Guest Rules from the property. 
  • All guests and visitors must follow all applicable local, state, national or international statute, regulation, or law.
  • No guest and visitor may not impersonate or use the identity of another person or organization, or falsely state or otherwise misrepresent your affiliation with a person or organization.
  • All guests and visitors must be registered and receive a vehicle tag that should be displayed at all times while in the resort.
  • Please do not disturb the natural vegetation of the property, including removing any trees or limbs.
  • The resort is not responsible for any loss, damage, injury, or otherwise to any guests or personal property. Guests use all amenities at their own risk.
  • Creeks, ponds and swimming pools – use them at your own risk. There is no lifeguard on duty. Children under the age of 16 must be accompanied by an adult when in any water area.
  • Fishing rules – catch and release only. No live bait, plastic worms, or power bait, only small trout lures or flies with a single barbless hook. Always wet hands before touching a trout. Sharp nose pliers required for safe release of fish. If the fish swallows the hook, cut the line, do not try to remove the fish or the fish will die.
  • All guests must stay within the property boundaries. No trespassing on or cutting through neighboring land is permitted.

Site Amenities-Hill Country

  • All amenities are on a seasonal and weather-dependent schedule that may have limited hours during off-peak times. Your nightly reservation fee only entitles you to an accommodation space and not any facility. We reserve the right to close any facilities at our discretion without prior notice. Please refer to posted information throughout the property for additional information on our amenities.
  • Please report any issues with your site to the staff.
  • Water is a precious resource. Make sure all water connections are secure and free of leaks.
  • For the safety of others and the health of our trees, outdoor clotheslines are not permitted to be strung at your site.
  • Do not use portable grills in the tent or on the decking around the tent. See the Site safety section for more information related to fires.
  • Refuse – please place your trash in the dumpsters provided throughout the resort. Do not leave refuse out overnight or in any open container to avoid wildlife interaction.
  • Sites must be cleaned up of garbage and debris prior to departure. Additional charges may result for sites requiring additional cleaning.

Vehicle and Parking

  • Speed limit within the resort is 5 mph. For the safety of all and to keep dust at a minimum, this rule is strictly enforced.
  • Vehicles must be parked in the designated parking areas. Cars parked in unauthorized area (i.e. by the tents) will be fined and subject to being towed.
  • All vehicles must be registered with the staff upon arrival.
  • Anyone operating a motor vehicle must have a valid driver’s license.
  • While golf carts are allowed, ATVs and UTVs are not permitted. Non-motorized scooters, rollerblades, skateboards, and bicycles are permitted with adult supervision and use of proper safety equipment, including helmets, on all riders. When operating a bike after sunset, you must have a light on both the front and back of the bike. Motorized items such as drones, motorbikes, hoverboards, and similar motorized recreational items are prohibited unless approved by staff.
  • Children under the age of 18 are not allowed to operate golf carts on Outdoorsy property.
  • All vehicles must have a parking pass. Please ensure your guest tag is visible at all times.
  • Towing is enforced at the guest’s expense.

Children Policy

Outdoorsy warmly embraces families and guests of every age. We kindly request that our younger visitors demonstrate respect towards their neighbors, the staff, and the property during their stay at Outdoorsy. We also ask parents to keep a watchful eye on their children. Parents are responsible for their children’s behavior and compliance with the rules.

Good Neighbor Policy

  • Quiet hours are observed from 10 PM to 8 AM, during which amplified or loud music, noise, or sound is prohibited.
  • We kindly ask guests to be considerate of others in the vicinity. Disruptive or loud noises are strictly prohibited at all times. The use of profanity or engaging in violent behavior will not be tolerated. Guests who display inconsiderate behavior may be asked to leave.
  • Please be courteous to other guests around you and do not walk through other campsites.
  • Please keep your campsite tidy and litter-free at all times.  Do not leave trash or food out overnight due to animals.  Management has sole and complete discretion to determine if a site is untidy or unsightly, and may require a guest to modify their setup in any way.

Site Safety

  • Fires and fire pits – guests must follow all current fire bans in place, which override any guidance in these rules or the staff. Guests are ultimately responsible for knowing what fire rules and regulations are currently in place. Propane fire pits are permitted; however, wood fires are strictly prohibited. Never leave a fire unattended. County bans may occur and will be posted at the office. Please inquire with the state Department of Forestry for regulations and permit requirements.
  • Any batteries, chemicals, or toxic materials must remain locked up at all times, or safely removed from the access of children or animals.
  • Fireworks are strictly prohibited.
  • Guests must obey all federal, state, and local laws regarding the ownership and possession of firearms. Unattended firearms must be securely stored in a locked, private vehicle if permitted by law. The unlawful display or discharge of firearms, BB guns, air guns / rifles, or similar devices is strictly prohibited.

Smoking and Alcohol

  • Hill Country is a non-smoking facility.
  • “Smoking” is interpreted in its broadest sense, to include both tobacco (cigarettes and cigars) and non-tobacco (cannabis and other) products, vaping, e-cigarettes, etc. This also includes the burning and candles.
  • Smoking inside any accommodation will result in a fee of $500. 
  • Alcohol is permitted by adults of legal drinking age, as long as it is done so in a way that will not directly or indirectly impact the experience of other guests. Alcohol must be consumed in a responsible manner. Alcohol is only permitted in areas designated by staff from time to time. Any alcohol brought onto the property may only be consumed inside your tent or on the tent’s porch. Only alcohol purchased from Hill Country is allowed to be consumed in the public areas.
  • Illegal drugs are strictly prohibited and may result in eviction / removal from the property.

Pet Policy

  • Outdoorsy extends a warm welcome to well-behaved dogs accompanying their owners, subject to an additional fee of $75. Each reservation allows for a maximum of two dogs, with an individual weight limit of 80 lbs. Guests bringing their dogs are kindly requested to review our Dog Policy outlined below before checking into Outdoorsy. Dog accommodations must be reserved online.
  • Pets must be kept on a maximum 6-foot leash at all times and under the control of their owner.  
  • Pets may not be left outside unattended.
  • Guests are responsible to “clean up” after their pet. All pet droppings must be properly disposed of in a trash receptacle or collection area. Violations may result in a fine. 
  • Guests should carry proof of each pet’s current vaccinations, and all dogs must be currently registered.
  • Noisy, vicious, or unruly pets (in the staff’s sole discretion) are not allowed. Guests who are unable to control their pets must remove them from the premises, or the animal may be taken by local animal control authorities.
  • Anyone with a pet must sign a release and indemnification agreement for the benefit of Outdoorsy Hill Country and its employees. The campground is not responsible for and will hold accountable a pet owner for any injury or damage caused by pets. In addition, the owner of the pet that causes injury or damage to others is expected to resolve the issue directly with the injured party.
  • For the avoidance of doubt, a government certified service animal is not a “pet” and is subject to the ADA government rules and regulations applicable to service animals. Pursuant to law, if our staff is unsure about the task a service animal is individually trained to provide, staff may ask whether the animal is required because of a disability and what task or work the animal is trained to do.

Visitors

Guests are responsible for their visitors. Each visitor must register at the welcome center. Visitors may not stay overnight following their day access unless staying does not violate occupancy rate and is approved by Outdoorsy staff. All visitor admittances are subject to the reasonable discretion of staff, consistent with law.

Security

Outdoorsy disclaims responsibility for lost, stolen, or damaged articles. Keep your valuables and other property locked up. Please promptly report any issues with your site to the onsite team. We strictly adhere to all state, county, and local laws. 

Changes in Amenities, Offerings, & Services

Amenities, offerings, and services may change without prior notice. The assurance of specific unit numbers is not guaranteed and is subject to alteration. However, we will make every effort to accommodate specific requests.

Forms of Payment

We welcome all major credit cards for payments. Please note that we do not accept cash or checks for deposits or payments of goods and services during your stay at Outdoorsy.

You authorize Outdoorsy, and any payment processing service provider Outdoorsy may engage, to charge your credit card for any products or services you purchase through your use of this Site. You represent and warrant that you are the only one who will use your credit card in connection with this Site, and you are responsible for any and all uses of your credit card. 

Damage or Missing Items

Any items damaged or missing in your accommodations, as a result of you or your guests during your stay, will be evaluated, and the corresponding charges will be billed to your credit card accordingly.

Taxes & Fees

Applicable taxes based on the nightly room rate will be added to all accommodations.

Communications & Correspondence

By choosing to stay with us, you grant consent to receive marketing, promotional, and sales emails, as well as direct or automated emails related to your stay. You retain the option to opt out of this communication at any time.

DISCLAIMER OF WARRANTIES

THIS SITE AND ALL CONTENT AND SERVICES AVAILABLE THROUGH THE SITE ARE PROVIDED ON AN “AS IS, WITH ALL DEFECTS” AND “AS AVAILABLE” BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESSED OR IMPLIED.

OUTDOORS DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION, WARRANTIES OF TITLE, NON-INFRINGEMENT, AND IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, DATA ACCURACY, SYSTEM INTEGRATION, AND INFORMATIONAL CONTENT. NOTHING IN THESE TERMS OR IN ANY DESCRIPTION OF SERVICES SHALL CONSTITUTE A REPRESENTATION OR WARRANTY WITH RESPECT TO SUCH SERVICES. YOU ACKNOWLEDGE, BY YOUR USE OF THE SITE, THAT SUCH USE IS AT YOUR SOLE RISK.

LIMITATION OF LIABILITY

IN NO EVENT SHALL EITHER OUTDOORSY OR ITS AFFILIATES OR AGENTS BE LIABLE FOR ANY DIRECT, INDIRECT, PUNITIVE, INCIDENTAL, SPECIAL OR CONSEQUENTIAL DAMAGES ARISING OUT OF OR IN ANY WAY CONNECTED WITH THE USE OF THIS SITE, WHETHER BASED ON CONTRACT, TORT, STRICT LIABILITY OR OTHERWISE, EVEN IF ADVISED OF THE POSSIBILITY OF ANY SUCH DAMAGES.

Certain state laws do not allow limitations on implied warranties or the exclusion or limitation of certain damages. If these laws apply to you, some or all of the above disclaimers, exclusions, or limitations may not apply to you, and you might have additional rights.

Regardless of any statute or law to the contrary, any claim or cause of action you may have that arises out of or is related to use of this Site must be filed within two (2) years after such claim or cause of action arose or be forever barred.

Under no circumstances whatsoever shall Outdoorsy’s aggregate liability resulting from your use of this Site exceed Five Dollars ($5.00).

Indemnification

You agree to indemnify, defend, and hold Outdoorsy and its successors and assigns harmless from and against and in respect of any and all third party claims, demands, losses, costs, expenses, obligations, liabilities, damages, recoveries, and deficiencies, including interest, penalties, and reasonable attorneys’ fees that Outdoorsy shall incur or suffer which relate to your use of this Site, your failure to perform any of your obligations under these Terms of Use, or your breach of any of your representations or warranties made under these Terms of Use.

Outdoorsy does not review or monitor the websites linked to this Site and Outdoorsy is not responsible for the contents of any other websites. Any link established by Outdoorsy does not in any respect whatsoever constitute an endorsement of the other websites or create a relationship between Outdoorsy and the operators of other websites. Outdoorsy disclaims any liability with respect to your use of any other website, and you release Outdoorsy from any liability related to your use of any link to another website or your use of any other website. Where this Site contains a link to another website owned and/or operated by Outdoorsy, such website use may be subject to different and additional terms of use and privacy policy terms and conditions.

Changes to Terms of Service

Outdoorsy may revise these Terms of Service at any time without notice. Any use of this Site following the date on which we publish on this Site changes to these Terms of Service or the Privacy Policy constitutes your acceptance of all such changes. Except as may be required by law, you expressly agree that Outdoorsy shall have no obligation to provide you with any notice of any changes, and you hereby expressly waive any right you may have to receive notice of any changes to these Terms of Service or the Privacy Policy.

Operation and Maintenance of this Site

Information on this Site may contain typographical errors, inaccuracies, or omissions in relation to product or service descriptions. Outdoorsy reserves the right to discontinue the sale of any service listed on this Site at any time without notice and correct any errors, inaccuracies or omissions and to change or update information at any time without prior notice. Outdoorsy may modify, change, suspend, terminate, or discontinue the operation of this Site or the provision of any services without notice and Outdoorsy reserves the right to refuse service to anyone at any time, with or without cause.

Applicable law & Miscellaneous

Outdoorsy makes no representation or warranty that the services advertised or offered on this Site will be available at all times, or that they will be available on the basis of any indicated terms or conditions. Any failure by Outdoorsy to enforce any right or provision of these Terms of Service will not be construed as a waiver of such right or provision. The laws of the State of Texas govern these Terms of Service, without giving effect to any principles of conflicts of laws. For resolving conflicts relating to or arising out of these Terms of Service, or arising out of any other dispute or claim associated with Outdoorsy, venue will be in Travis County, Austin, Texas only and, in addition, you hereby consent to the exclusive jurisdiction of the federal and state courts in Austin, Texas. If any court holds a portion of these Terms of Service to be invalid, such holding shall not invalidate the other provisions of these Terms of Service.

Use of this Site is unauthorized in any jurisdiction that does not give full effect to all provisions of these Terms of Service. Use of this Site is unauthorized in any jurisdiction where all or any portion of this Site may violate any legal requirements and you agree not to access this Site in any such jurisdiction.
